Smith-Roberts National Corporation was formed in 1981 to meet the specific survey needs of clients who are working on multi-site, multi-state real estate transactions. We serve these clients with the acquisition and review of land title surveys in the United States, Canada, and the U.S. Territories.
The most important advantage in having one firm coordinate the acquisition of land title surveys is that we, as professional surveyors, can more effectively communicate your needs to other licensed surveyors in a professional manner. Acting as your liaison, we can reduce the difficulties that you encounter when dealing with numerous surveyors from different regions of the country.
All of the survey coordinators at Smith-Roberts National are licensed Professional Land Surveyors. Our experience gives us the knowledge that is necessary to evaluate problems disclosed on the surveys and the ability to communicate those problems to you and assist in their resolution. This is why we maintain a database of the most respected Professional Land Surveyors in each state to perform all local survey work.
We understand how to address issues that are important to borrowers, lenders and title companies such as easement, access/cross-access, utilities, encroachments, and gaps and overlaps in boundaries. Once we identify a problem, the client is notified so that there can be a resolution before the due diligence period expires.
We have developed a concise set of survey requirements based upon the latest Minimum Standard Detail Requirements for ALTA/ACSM Land Title Surveys. Based upon our experience working with real estate attorneys and title insurance companies, we have developed a certificate of Survey which specifically addresses those areas of concern to all parties. We understand your specific needs and will work with you to facilitate the land title survey portion of the due diligence process.
