New York Commercial ALTA ACSM Land Title Survey
ALTA and ACSM (American Congress on Surveying and Mapping) have jointly developed a set of land surveying standards, with the objective of setting common standards in land survey information. The ALTA/ACSM Standards give a set of national standard guidelines for surveying property and the improvements located on the property.
This gives lenders, title companies, national companies and surveyors some consistency over the types of surveys that they have to review. There is a need for this national set of standards because some states do not have surveying standards and others vary widely in their requirements. Without a common nationwide standard - commercial multi state transactions become complex, expensive and tedious.
Smith-Roberts National Corporation has expertise in coordinating and producing New York ALTA Land Title Surveys and has produced thousands of surveys similar to the ALTA Land Title Surveys for multi-site real estate transactions in New York. Title companies often need the ALTA ACSM Land Title Survey to insure the title of the property. Title Insurance firms rely upon a current and accurate land title survey of the property based on the new 2011 ALTA standards. The New York ALTA survey confirms the site’s legal description, improvements, easements, rights-of-way and other elements impacting the ownership of land. Additional items such as topographic data, utilities, site improvements, zoning and hazard land information may be requested as optional items in Table A from Smith-Roberts National Corporation.
According to a MBA Commercial Real Estate-Multifamily Finance report of Q4 2010, New York is one of the top 10 states ranked by total number of commercial properties (see graph below).
