ALTA Survey Examples and Costs
ALTA survey provides a title company and lender with survey and location data and information which is required for the issuing of title and/or mortgage insurance. The detailed map follows “ALTA” specifications. "ALTA" stands for American Land Title Association. ALTA surveys include (but are not limited to) property lines, location of improvements, identifying all easements, utilities and other conditions affecting the property. Most commercial real estate transactions today require a complete ALTA/ACSM Land Title Survey as a pre-requisite.
To give you an example of what we mean by complex real estate projects here are 11 ALTA Survey project examples we have recently completed:
- ALTA Survey for expansive Florida Hotel and Resort
- ALTA Survey for 15 Auto Dealerships across United States
- Fast Food Chains purchases multiple commercial properties and SRN provides ALTA/ACSM Survey for all restaurants
- Sixty ALTA Multi-site Surveys for National Retail Chain in Texas, Florida, Alabama and Georgia
- Medical Office Buildings and Hospital ALTA Land Title Surveys
- Wind Farm Survey of 5,000 Acres including Construction Staking of Road and Location of Turbines
- Twenty-two Multiple Dwelling Apartment Complexes across Midwest which includes Multi-Site ALTA ACSM Commercial Surveys
- San Diego, California Hotel ALTA Land Title Survey
- Concrete Batch Plants and Gravel Pits in Texas including ALTA survey and Aerial Exhibits
- Six Lumber yards Site Surveys in Central US
- ALTA Surveys for Campus Housing at Oklahoma State University (University Land Title Surveys)
As you see the time to execute a ALTA survey and the corresponding cost would vary upon the real estate project. Survey costs are based upon a number of factors. Some of which are size, type, and complexity of the property, as well as geographic location. Commercial real estate transactions spanning several states and multiple property sites typically cannot be handled by a single surveyor since most states require the surveyor be licensed within that particular state.
