Civil Engineering
Smith-Roberts engineering staff consists of Registered Engineers, CADD technicians, designers, construction inspectors and support staff. Commercial and Residential Development
Land development services are available for commercial and residential uses to help aid the land owner in subdividing parcels through lot split deeds or Final Plat processes. Our staff’s expertise with boundaries and subdividing tracts with a variety of municipalities and county agencies enables us to coordinate a land design for approval and filing of record. We will work hand in hand with our in-house Engineering Staff or your Engineer/Architect to make sure the design phase goes smoothly to the finish.

Right of Way Surveys
Our Right of Way division can order and review land title documents to determine current ownership interest and identify encumbrances, work with design engineers to determine the necessity of easements and portion of property to take for additional right of way, preparation of legal descriptions and plan exhibits necessary to negotiate with property owners in order to acquire parcels.

Smith-Roberts also specializes in coordinating and reviewing Land Title Surveys for multi-site, multi-state real estate transactions. Our staff of Professional Land Surveyors are trained to address survey and title issues prior to closing and during the due diligence period. While we are licensed to practice in 13 states, we often use local licensed professionals to ensure satisfactory completion of the project.
We require that all surveys comply with the current ALTA/ACSM Minimum Standard Detail Requirements, which is one of the highest standards in the surveying profession. By using these standards and having Professional Land Surveyors oversee all aspects of the transaction; the completion of the project is assured to be timely and thorough.

Each application is customized and focused for each client’s individual need.

Site Information Reports (Click Here for a sample report)
An SIR is used to assist clients needing survey-related information on transactions where no survey is required by the Lender. A recent aerial photograph is used as a base map and the record boundary is superimposed on the map showing any major issues that may affect title and warrant additional research including an ALTA survey.
Information provided in a SIR includes:
A current aerial photograph of the subject site, with the approximate parcel lines of record plotted; analysis of the Legal Description for closure, calculation for acreage and a statement of apparent contiguity for multi-parcel descriptions.
Access Statement noting whether the site has direct or indirect access to a public street or right-of-way.
Flood Zone Statement, noting the existing flood zone designation and the current FIRM number and date.
A statement noting the current municipal zoning designation.
A parking count, taken from a review of current aerial photography.
A review of survey-related Title Commitment documents (Schedule B). These would be noted as to their effect or non-effect as relates to the subject site.
Statements of possible substantial encroachments or other issues observed from a review of current aerial photography and a review of the title documents.
This type of Report is not intended to replicate an ALTA Survey, but does provide essential information useful to the Title Company, Lender and Buyer at a fraction of the cost of a typical ALTA. Please email us to provide you a sample of this product and a price list.

Zoning Analysis and PZR Reports®
The Planning & Zoning Resource Corp. (PZR), our sister company, prepares municipal zoning compliance reports, known as a PZR Report® that assists the lender, buyer and other interested parties in determining their risk of re-build “issues” with the local municipality, particularly in the event of a catastrophic casualty. www.PZR.com

Smith-Roberts and our sister company PZR (The Planning & Zoning Resource Corporation) are now able to provide a presentation entitled “Zoning Due Diligence for Commercial Real Estate Transactions”, and many other courses like “Land Title Survey Review” “ALTA spec’s” which qualifies attendees for 1.5 Hours of Continuing Legal Education credit in several states. This Seminar can be provided in person at your location or remotely via teleconferencing, and is free of charge in either format. We are happy to offer this benefit to our clients as we continue to maintain the industry standard in customer service and support.
Teleconference presentations can be arranged at a time and date specifically for your group. You also have the option of being added to our email notification list and receive invitations to pre-scheduled teleconferences.
